Duncan House sits on the bank of the River Tweed overlooking the ‘Junction Pool’ famous for the quality of it’s salmon fishing. There are stunning views of Old Roxburgh and Floors Castle . The town centre is only 200 metres away.
Duncan House was set up as a bed and breakfast property and is still run as such at certain times of the year. All five rooms are en-suite and contain the usual facilities. Each is equipped with TV, DVD, CD and radio clock alarm. Bathing is a varied experience bathrooms vary from a standard shower to a free standing roll-top bath. In between there is a showering bath and even a shower built for two!
There is an open fire in the dining room and a further fire in the snug. Off the kitchen there is a large porch/sun room. Outside is a summerhouse facing up the river towards Floors Castle, a perfect venue for an evening gin and tonic.
Our rooms are recently refurbished with individually designed en suite facilities. Most of our furnishings are antique and are chosen to reflect the original style of this Georgian riverside house. Each room is named after the river or one of it's tributaries. All rooms are equipped with TV, DVD and CD/Radio alarms.
Up to ten people can sit around the oak dining table in front of the period marble fireplace.
We accept dogs on the understanding that no dogs go on the furniture and that owners pick up after their dogs.
If required we can staff and cater the property for an additional fee.
Duck, geese, swans, and herons are permanent residents on the river outside our windows. We also see kingfishers, oyster catchers and plovers in season. We now see otters outside the house in periods of higher water. In between us and the river is 'The Cobby', a narrow strip of land making a riverside park and walk.
The river Tweed and it's tributaries enjoy worldwide renown for the quality of the fishing for salmon, trout and grayling. Some of the fishing is very expensive and inaccessible, much of it is within the reach of the visitor and can be enjoyed by all. There is even free fishing on the town water just outside the windows of Duncan House.

Fishing tackle may be bought or hired from shops in Kelso or St Boswells. Our riverbank picnic lunch baskets are gaining a reputation and have recently been the envy of several fishing huts.
There are many golf courses in the area from the charming 9 hole riverside course at St Boswells to the course in Kelso located on the racecourse and the links courses on the coast. The new Roxburghe course is only a short distance out of town. A 'Freedom of the Fairways' passport gives you access to 21 golf courses in the area at fantastic prices

Good food is served all day everyday from 7.30am until 9pm Sunday – Thursday and until 10pm Fridays and Saturdays in a choice of Dining Areas.
The informal Jo’s Kitchen with its own Aga and farmhouse feel, a replica of a pioneering home style kitchen is great area for all ages. Children are made to feel particularly welcome and games, books, toys and drawing materials are provided to keep them happy while parents enjoy a relaxed meal.
The Bistro Bar and Conservatory offer elegant relaxed surroundings and the same good food. Jo’s Kitchen and the Conservatory can also be booked privately for Special Occasions as well as "The Gallery" upstairs - a delightful Private Dining Room which can seat up to 18 people. The Gallery always has a selection of pictures for sale, painted by local artists.
The Campbell Room, our more formal wood panelled dining room is perfect for wedding receptions, larger functions, meetings and conferences. It is usually however available in addition to all of the other areas for lunches on a Sunday unless it has been booked for a private function.
