We are situated on the junction of the A68/A697 at the gateway to the Scottish Borders and only 21 miles south of Edinburgh. Carfraemill is your home away from home offering excellent food, great comfort and the best of Scotland’s service.

Dining Areas

Good food is served all day everyday from 7.30am until 9pm Sunday – Thursday and until 10pm Fridays and Saturdays in a choice of Dining Areas.

The informal Jo’s Kitchen with its own Aga and farmhouse feel, a replica of a pioneering home style kitchen is great area for all ages. Children are made to feel particularly welcome and games, books, toys and drawing materials are provided to keep them happy while parents enjoy a relaxed meal.

The Bistro Bar and Conservatory offer elegant relaxed surroundings and the same good food. Jo’s Kitchen and the Conservatory can also be booked privately for Special Occasions as well as "The Gallery" upstairs - a delightful Private Dining Room which can seat up to 18 people. The Gallery always has a selection of pictures for sale, painted by local artists.

The Campbell Room, our more formal wood panelled dining room is perfect for wedding receptions, larger functions, meetings and conferences. It is usually however available in addition to all of the other areas for lunches on a Sunday unless it has been booked for a private function.

The ten individually designed bedrooms with immaculate en-suite bathrooms are delightful, elegant and comfortable, offering the discerning traveller the very best of Borders hospitality and a good night's rest. We have six double rooms. two twin rooms and two family rooms which consist of a double bedded room and adjacent room with adult size bunk beds. Cots and extra fold down beds are available.

All rooms are available for single occupancy at a reduced rate.

The bedrooms are all on the first floor and we have a small private room called "The Gallery" which is popular for private dining and small business meetings but may be available for our room guests on request. It is an ideal room if you are staying here with friends and would like a quiet place to have a drink or a coffee. Pictures from local artists are displayed in "The Gallery" and are available for sale.

We specialise in all types sporting holidays such as fishing, shooting and golfing and we love to host family gatherings. Long held traditions combining the Borders folks interest, creativity and skills with a wealth of natural resources have ensured that shoppers visiting the region are spoilt for choice.
